"I think in any soft market, there's what many would refer to as a ‘flight to quality,'" said Steve Hurwitz, a vice president at Continental Real Estate Companies. "There are several new construction Class A buildings available in downtown Brickell, and you see tenants that have the opportunity to price themselves into higher-quality properties than they're in today."
The company is constructing the property in a joint venture with Continental Real Estate Companies. The property will be administered by US-based Marriott international (NYSE: MAR) and will open in summer of 2011.
Prior to joining the Katz and Associates team, he was a leasing associate with Continental Real Estate Companies based out of Miami, Fla.
The 520-unit complex, which sits on a 40-acre parcel at 2304 North Congress Avenue, had been plagued by crime in the past, but Continental Real Estate Companies' Peter Mekras, who represented the seller in the deal, said his client had "mitigated those problems during his hold period." The buyer, a "private Miami-based owner and operator," plans to renovate, rebrand and reposition the property.
Sterling American Property Fund IV, a value-added, private real estate investment fund, acquired the property in December 2002 in a joint venture with Continental Real Estate Companies (CREC).
