Earlier this year, SL Green bought out
SITQ's then-45 percent stake in Viacom's headquarters at 1515 Broadway in a deal that valued the tower at $1.21 billion.
SITQ has so far kept little more than half its real estate investment in Canada, because as both a provincial government institution and pension fund manager, its investment income is not taxed.
Investment in the East Midlands of around pounds 140 million fell short of the level recorded during the previous year, despite the involvement of Canadian pension fund
SITQ in the purchase of Fosse Park retail park, Leicester, in alliance with Schroders and Pillar.
SL Green bought the 54-story building for $480 million in 2002 with
SITQ Immobilier which it later bought out in a deal that valued the Times Square building at $ 1.21 billion.
The building is owned by a joint venture of SL Green and
SITQ, a real estate investment subsidiary of the Caisse de depot of Quebec, which purchased the property in 2002.
Gary Carter,
SITQ's director of risk management, says that like other risk managers his options were limited.
